Specifically, McKinley provides oversight and management of diverse project teams (legal, engineering, market analysis, etc.), thorough financial and operational functions and controls, and hands-on real estate expertise to each of our core service platforms.
Asset Evaluation
- Analysis of current entitlements, infrastructure and liabilities (CFD’s, etc.)
- Analysis of project’s market positioning, market feasibility, definition of the target market segmentation, product matrix, pricing strategy and absorption potential
- Perform financial analyses to determine the property’s current and potential value
- Coordination of all third party due diligence, including market analysis, cost evaluation and CFD analysis
- Preparation of strategic alternatives, including build-out, re-entitlement/repositioning, disposition, recapitalization, etc.
- Lead the entitlement, re-entitlement, engineering, planning and design processes
- Coordination and oversight of all development activities, including coordination of third party builders
- Ongoing financial evaluation optimization
- From sale to joint venture, McKinley provides analysis of a broad array of disposition alternatives
- Optimize deal structures in accordance with owners’ and buyers’ preferences and constraints
- Issue RFPs, marketing materials and other collateral, and identify buyers and/or JV partners
- Negotiate transactions on owners’ behalf
- Evaluate borrowers’ overall position within the market and develop a broad array of possible alternatives
- Provide third party evaluation of lender's or borrower’s proposed structures
- Develop and implement workout plans
- Portfolio analysis of distressed assets co-mingled or cross-collateralized with performing assets
- Raise additional equity for borrowers to meet lenders’ current LTV requirements and/or asset capital requirements
